Tenants Finding Service
This service is for the semi-professional landlord who is experienced and competent in dealing with the management issues that arise during a tenancy but would like to benefit from our expertise in securing a suitable tenant.
What do we do…
- Inspect and value your property
- Create marketing details
- Offer free marketing, including 'to let' sign and online advertising
- Carry out accompanied viewings
- Secure a tenant
- 'Vet' prospective tenants including referencing and credit report where necessary
- Prepare lease along with statement of terms, rent book and conditions of the rental agreement
- Collect first months rent and holding deposit from prospective tenant
- Arrange for the monthly rent to be paid directly to your account by standing order
The management of the property is now handed over to you the landlord.
Lettings Service
A step up from the tenant finding service in that we act as the contact point between landlord and tenant for the duration of the lease. Any maintenance issues are reported directly from the tenant to us. The landlord can then instruct us to organise our maintenance team to solve the issues (see costs below) or they may choose to look after the repairs themselves.
What do we do…

- Prepare lease along with statement of terms, rent book and conditions of the rental agreement
- Collect first months rent and holding deposit from prospective tenant
- Arrange for the monthly rent to be paid directly to your account by standing order
- Provide advice to you on the tenants rights and landlords responsibilities
- Liaise with you and the tenant over maintenance issues. Landlords may either organise their own contractors or we can organise our team for which there is an administration charge
- Chase up late payments of rent
- Carry out mid term and check out inspections
- We can prepare inventories at start and end of lease if required, see costs below
- We can renew leases at the end of the term if the tenant wishes to remain in the property for a further term. We organise this at a cost of £300 which will cover our lettings service for the term of the new lease
Preparation of inventories - £80 plus VAT
Fee for administration of maintenance jobs - £25 plus VAT
Set up NIHE Housing Benefit payments - £30 plus VAT
Organise certificate of fitness, gas inspections or boiler servicing - £10 plus VAT
Full Property Management Service
You may be overseas and unable to work closely with us as in the lettings service above or you may just want to see the money coming in and leave all the responsibilities to someone else. Whichever bracket you fit into, you will find our management service comprehensive, professional and excellent value. You will also notice we charge a set monthly fee rather than a percentage of the rental income meaning owners of more valuable property are not paying more for the same service afforded to owners of lower rental value properties.
